Loans, general loans to be specific, might be easier for people than you think. I had bad credit and got two loans, one for $750 and another for $1000. Anyway, though, banks can still be tough without perfect credit and I don't know how I got those loans (from loan companies, not banks). Note: You do need a good source of income at the least. In that case, it makes it good ground for monetization via ads (works for some niches), classified sites, upgrades, etc. The monetization of hosting forums is via ads and classifieds usually. Tons of hosting companies post ads everyday.

I can't tolerate abusive people. They have to be banned. It's not about being thin-skinned, though, because there's a difference between people with disagreements and abuse by psychos.

The less ads the better and ads work better on some niches (like employment) than others. Myself, I don't like ads outside of certain niches like employment. Ads are something most users dislike (I think that's the case.), so I don't want to be on their bad side. One Exception: Most users on employment sites probably like ads from experience.

I simply don't use forum or blog software that isn't mobile ready by default or via a theme. Anyway, my current software choices: WordPress and phpBB are mobile ready by default. Note: MyBB might be the only or very last of software that is not mobile ready by default, but that can be changed easily with a free or paid theme.

I don't have a real strong set of rules on my forums. The main thing said is that disrespect toward staff and members is not allowed. Anyway, though, I need to add a part on commercial spam. I don't want that either.

Would you donate to a forum?
I would donate to some forum just to be a pal, a good guy. However, I am living paycheck to paycheck. It's very tough. Anyway, though, I really want to donate to forum mods (as in modifications). For instance, MyBB has been stoked with problems lately that money could fix.

It was some ad-supported thing called 50g (I think. I'm not sure.). It was around 2005 maybe and so I can't remember much about it, only that I uploaded HTML code (It wasn't a blog or forum.). It was a guitar lesson site that I made.

Creating Exclusive Content to Reward Active Forum Members
The problem with exclusive content is that you need to establish it as something worth buying. For instance, in another thread, I gave the example of the famous SEO guy. If you're some famous SEO guy, you would have no problem selling exclusive content. The only barrier would be the money required to reach people.

Getting people to update it for you can be costly. It costs so much, it makes it worth it to get a premium software maybe.

Whois protection: yay or nay?
If you're running a political or religious forum it might be a good idea, because those topics bring out the bad side in many people. Well, look at the recent murder in Minnesota, for instance. Anyway, another reason for whois protection is because people spam you about your domain. That can be annoying.

Paying for hosting monthly or yearly?
I might get discounts paying yearly, but my situation has been paycheck to paycheck, so I always pay monthly. Well, I suppose I could budget things to do yearly, but I haven't made the time.

Paying for posting
Paid posting can be a great idea. However, I prefer paid posting for the long haul. I want them around 2 years, honestly, doing the same thing. Anyway, I can't afford that at the moment, but that's the ideal situation.
